The Texas Association of Realtors published a great article explaining why Realtors ask you to sign a Buyer Representation Agreement before you set out to preview homes. Check out this link to explain it all: http://shar.es/1bKdsN
We want to add that this agreement is really worth having if you are a buyer because that agent works for the seller until the buyer has that agreement signed. The agent can’t disclose information they may know about the seller that would help in the negotiating an offer unless they have this agreement signed.
Representation for a buyer and a seller is important. An agent cannot represent both sides. If you approach a seller’s agent to buy a property, just know that agent represents the seller and not you. In most all cases, it doesn’t cost you anything to require your own representation. And, that seller pays the same commission whether you have representation or not.
